Mitchells Plain may be known for its broad residential landscape, but house prices are far from uniform across the area.
In 2026, five areas within the broader Mitchells Plain census area have recorded average property prices above R1 million. At the top of the list is Westgate, where the average home sale price has reached R1.41 million.
The figures were reported by The South African, based on Property24 data.
Westgate takes the top spot
While the average house price across Mitchells Plain is currently R780 000, Westgate sits considerably higher.
According to the figures reported by The South African, Westgate is the only area in Mitchells Plain where the average home price has moved beyond R1.4 million.
The area first crossed the R1 million average in 2021. Although prices dipped below that level in 2022, they have increased steadily since then.
The available sales data also points to a younger buyer market in Westgate. In 2026, buyers under the age of 50 account for all recorded sales, with 66.7% of buyers aged between 18 and 35 and the remaining 33.3% between 36 and 49.
For buyers looking at current listings, the most affordable house mentioned in the source is a two-bedroom property on auction with a R1.25 million reserve. At the other end, a six-bedroom property is listed for R2.2 million.
Strandfontein follows closely
Westgate is not alone in breaking into the higher-priced end of Mitchells Plain’s property market.
Strandfontein has an average home price of R1.347 million in 2026, placing it just behind Westgate.
The area forms part of the broader Mitchells Plain census area and is situated along False Bay. The South African report notes that Strandfontein offers a coastal lifestyle at a lower average property price than neighbouring Pelican Heights.
Pelican Heights has an average house price of R2.3 million, while land averages R1.69 million.
Compared with that, properties in Strandfontein are 41.4% cheaper, according to the figures reported by The South African.
Younger buyers also account for a large share of transactions in Strandfontein, making up 77.8% of sales.
Four other areas have crossed R1 million
The rise in property prices is not limited to Westgate and Strandfontein.
The other areas with average sale prices above R1 million are:
- Colorado Park: R1.25 million
- Mandalay: R1.212 million
- Rondevlei Park: R1.19 million
That leaves Westridge just below the R1 million mark, with an average sale price of R927 000.
Its lowest asking price in the figures provided is R799 000, while Westgate’s lowest listed price is R1.25 million.
How Mitchells Plain’s prices compare
The figures put the differences between the areas into perspective.
Cape Town’s average home price stands at R2.3 million in 2026, while the Western Cape average is R1.8 million.
Against those figures, Mitchells Plain’s overall average of R780 000 remains considerably lower. However, the averages in some of its individual areas tell a different story.
With Westgate now averaging R1.41 million, the area has become the highest-priced part of Mitchells Plain in the figures reported by The South African.
For buyers watching the market, Westridge could be one to keep an eye on, as its R927 000 average places it below the R1 million threshold while the other five areas have already moved beyond it.
