A new residential development in the Cape Winelands has delivered one of the strongest single-day property launches seen in the region, highlighting sustained demand for lifestyle-focused housing along the Western Cape’s growth corridor.
During an online launch on 18 March, Pam Golding Properties concluded apartment sales worth more than R618 million at The Charles, a new development located within the landscaped grounds of the historic Lord Charles Hotel in Somerset West.
The transactions included 124 apartments, ranging from studio units to three-bedroom homes, alongside the sale of a penthouse valued at R25 million, as highlighted by the Daily Investor.
Located about 20 minutes away from Cape Town International Airport, The Charles launches into the market at a time when semi–urban migration and lifestyle–oriented relocations are still changing the demand for residential properties throughout the Western Cape.
Pam Golding Property Group chief executive Dr Andrew Golding described the development as a defining addition to the area’s housing landscape.
‘Set to become a landmark, The Charles redefines apartment living in sought-after Somerset West,’ he stated.
‘This represents one of the highest-volume, launch-day sales we have achieved, underscoring the strong demand for this first-of-its-kind development in the town.’
Phase one brought in 140 units out of the total planned 178 apartments, with prices varying from R2.1 million to R7.3 million, and the penthouses begin at R25 million.
Each penthouse includes a private terrace and swimming pool overlooking False Bay, alongside views stretching across the Hottentots Holland Mountains and the Helderberg range, a combination developers believe positions the project firmly within the premium lifestyle market.
Developed through a joint venture between UNIR Projects, IGUAL Property Group and 181 DevCo, the project was shaped around what developers identified as a clear gap in the local property offering.
UNIR Projects’ Clifford Kupritz said the location itself played a decisive role in shaping the concept.
‘The Charles occupies a truly prime location, and from the outset we identified a clear demand for a premium apartment offering in this part of Somerset West.’
Unlike traditional suburban housing, the development blends residential living with hotel-adjacent amenities, an approach increasingly favoured by downsizers and investors seeking convenience without sacrificing lifestyle.
Residents will have access to shared facilities including a clubhouse, lounge, resort-style swimming pool, indoor gym and landscaped gardens, alongside 24-hour biometric security and secure parking.
The proximity to the Lord Charles Hotel also allows owners to make use of its restaurants, spa and hospitality spaces.
Early buyer data suggests strong participation from investors alongside local residents looking to transition from larger family homes into lower-maintenance living.
Pam Golding area manager Louise Varga noted sustained interest following launch day: ‘Since launch day, our sales team has received daily enquiries and has been inundated with concluding contracts.’
She added that many purchasers come from Somerset West and nearby towns, particularly buyers seeking high-end apartment living suited to changing lifestyle needs.
International interest has also emerged, with enquiries recorded from Luxembourg, Dubai, Belgium, Germany and the United Kingdom, a signal, Varga said, of renewed confidence among overseas investors considering South Africa.
Industry players view the strong sales performance as part of a wider transformation unfolding across the Western Cape property market.
Continued semigration, combined with limited new large-scale apartment developments, has tightened rental supply in the region.
Golding pointed to rising rental demand across the Helderberg basin as a key investment driver.
‘Strong rental demand across the Helderberg basin, coupled with continued semigration to the region, has resulted in an unprecedented shortage of rental stock in Somerset West.’
