When people hear the term LiDAR, they often picture laser scanners creating highly detailed digital replicas of buildings.
While the technology has become increasingly common across the architecture, engineering and construction sectors, industry experts say the scan itself is only a small part of the story.
The real value, they argue, lies in something less visible but far more important: certainty.
For project teams working on new developments, refurbishments or complex retrofits, uncertainty can be one of the most expensive challenges to manage.
A measurement that’s slightly off today can evolve into a costly redesign, construction delay or coordination issue months later.
According to Edward de Jager, who is the Head of Operations at BPAS Architects, one of the biggest misconceptions surrounding LiDAR technology is the assumption that a scan automatically becomes a completed Building Information Modelling (BIM) solution.
‘The most common misunderstanding is the belief that a raw LiDAR scan is a finished BIM model,’ he explains.
‘In reality, converting a LiDAR point cloud (a massive collection of 3D data points generated by scanning an object or environment with a laser sensor) into a smart, parametric model still requires significant human expertise and processing time.’
The technology captures millions of highly accurate data points, creating a digital representation of an existing environment.
However, transforming that information into a practical decision-making tool still depends on specialist interpretation and modelling expertise.
From construction tool to strategic asset

For construction professionals, the stakes are significant.
‘The industry often defaults to ‘good enough’ traditional surveys, ignoring the compounding interest of errors that occur when every subsequent consultant works off an inaccurate original measurement,’ says De Jager.
What may appear to be a minor discrepancy during the early design phase can eventually lead to structural clashes, material wastage, project delays and expensive changes once construction is already underway.
One of LiDAR’s most valuable contributions is its ability to help teams identify challenges long before they become physical problems.
Rather than discovering conflicts during construction, architects and engineers can detect them in a virtual environment while designs are still being refined.
‘By capturing complex geometries and hidden structural deviations that traditional tools might miss, it eliminates the ‘surprises’ typically found during construction,’ says De Jager.
The benefits become particularly apparent when projects involve prefabricated elements that need to fit precisely into existing structures.
‘In our experience, having a millimetre-accurate scan allows us to detect clashes between new designs and existing structural elements virtually, long before a single brick is laid,’ he explains.
The role of LiDAR is also expanding beyond the construction phase itself.
Increasingly, scanned building data is being used to create digital twins, dynamic virtual versions of physical assets that continue delivering value long after a project has been completed.
These digital environments can help building owners and facilities managers monitor performance, plan maintenance and make more informed operational decisions throughout a building’s lifecycle.
‘A digital twin serves as a living record that allows facility managers to simulate maintenance scenarios and monitor structural health throughout the building’s lifecycle,’ says De Jager.
Despite rapid advances in scanning technology, experts caution against viewing LiDAR and digital twins as fully automated solutions.
While the technology can provide extraordinary levels of accuracy, its long-term value depends on how effectively the information is interpreted, maintained and integrated into daily operations.
‘There is also a misconception that a digital twin is a ‘set-and-forget’ product rather than a living data ecosystem,’ says De Jager.
Without ongoing updates, a digital twin can quickly lose relevance as buildings evolve through renovations, maintenance work and operational changes.
