Pam Golding Property Group CEO Dr Andrew Golding said 2025 showed clear shifts in migration patterns, with inward movement to the Western Cape slowing.
‘The Western Cape continues to attract more people than it loses, driven by lifestyle security, better governance, and quality of life, but rising costs and congestion have dampened some of this demand’, he said.
Gauteng’s property appeal is rising among first-time buyers and upgraders. ‘We have certainly started to notice a gradual uptick in demand and activity across the Johannesburg Metro region,’ Golding said, pointing to stronger transactions in the R1 million to R3 million segment.
Industry data shows Gauteng continues to lead in national property sales and population growth. Stats South Africa’s 2025 Mid-Year Population Estimates place 25.4% of the country’s total population in Gauteng, reflecting expanding housing demand.
Across the Boland and Overberg, homes under R4 million still attract strong interest, yet analysts say rising prices and stock shortages may further drive mobility back to inland economic hubs in 2026.
