British entrepreneur and The Diary of a CEO host Steven Bartlett has placed his Bishopscourt mansion on the market for R189 million, almost two years after acquiring the Cape Town property for approximately R93.3 million.
The seven-bedroom residence, positioned on the slopes of Table Mountain, is now one of the most closely watched luxury listings in the city, with its current asking price representing an increase of about R95.7 million on Bartlett’s reported purchase price.
From R93.3 million to R189 million
Bartlett acquired the Bishopscourt property in 2024 for approximately R93.3 million. At R189 million, the current asking price is roughly 103% higher than the reported purchase price, according to Mail & Guardian.
It is important to distinguish the two figures: the R189 million represents the seller’s asking price, rather than a confirmed transaction value. No completed sale at that figure has been reported.
The property is being marketed by Pam Golding Properties and occupies a 7 447m² erf. The three-level residence has seven bedrooms and 9.5 bathrooms, according to the current property listing.
The home also includes a private cinema, gym, sauna, steam room, poker room, wine cellar and padel court.
Its setting is central to the appeal of the address, with the estate located in one of Cape Town’s established Southern Suburbs beneath Table Mountain.
Current listings show several Bishopscourt properties available for substantially less, including homes advertised at R75 million, while the Bartlett-linked residence is listed at R189 million.
Bartlett spent only about one month at the property during his two years of ownership, while a padel court was reportedly among the significant additions made during that period.
The property has become a useful marker for the upper end of Cape Town’s residential market, where international buyers, limited stock and demand for large, private homes have become recurring features of the sector.
Mail & Guardian examined the listing earlier this month and reported that deeds records placed Bartlett’s 2024 purchase at roughly R93.3 million.
The publication also noted that the City’s last municipal valuation on record for the property dates to 2018, when it was valued at R20.3 million. A municipal valuation, however, is used for rates purposes and should not be treated as a current market valuation.
Property analyst Francois Venter of Seeff Property Group highlighted that Bishopscourt properties averaged about R30 million in the first quarter, compared with approximately R11 million in 2020.
The Bartlett listing has also brought renewed attention to the role of international capital in South Africa’s luxury residential sector.
Lightstone data cited in recent reporting indicates that two out of every five South African homes valued at more than R20 million were purchased by foreign buyers during the decade to 2025.
